68 affordable homes coming to Bristol

Abri is partnering with Woodstock Homes to deliver 68 high-quality, 100% affordable homes on Blackswarth Road in St George. This £18 million investment will transform a former industrial site into a vibrant community, complete with public open spaces, improved towpaths, and flood defences. 

What’s planned? 

• A mix of one- and two-bedroom apartments across five blocks 
• 38 homes for shared ownership and 30 for affordable rent 
• Two apartments designed for wheelchair users 
• Sustainable features including air source heat pumps, solar panels, and EV charging 

Demolition of the existing structure will be completed first, with construction set to begin in early 2026. 

This development is part of Abri’s commitment to build 10,000 new homes by 2030, helping meet the growing demand for affordable housing in Bristol, where more than 22,000 households are currently on the waiting list.
