We want to make sure everyone living in our homes is aware of Awaab’s Law, a new UK regulation that strengthens your rights when it comes to housing conditions, especially issues like damp, mould, and other health hazards.
This law was introduced following the tragic death of a young child, Awaab Ishak, whose home had severe mould problems that were not addressed. It’s a powerful reminder that safe housing is essential for good health.
What this means for you 
From this month (October 2025), social housing landlords like us are legally required to:
- Inspect damp and mould issues within 10 working days
- Provide written findings within three days of inspection
- Start repairs within five working days
- Make emergency hazards safe within 24 hours
- Offer temporary accommodation if your home is unsafe
What you can do ![]()
If you notice damp, mould, or anything that feels unsafe:
- Report it to us immediately – ideally in writing (email or letter) or over the phone.
- Take photos or videos of the issue.
- Keep a record of when you reported it and any responses.
