Changes to your rent from 2025
This change will depend on the type of tenancy or lease you have with us. The letter we’ll send you is just to update you, but many of you won’t need to make any changes to your rent account until April, on or after the date detailed in your letter.
Just in case you need the actions we’ll outline in your letter, we thought it would be useful to list them here on My Abri:

If you claim Universal Credit, you must tell the Department for Work and Pensions about the change. There’s nothing to do until April when an activity will be put in your to do list. This will be the simplest way to update Universal Credit about your new rent.

If you receive housing benefit which gets paid directly to Abri, you don’t need to do anything. We’ll tell your local council that your rent has changed. You’ll then receive a notification from them confirming that they’re aware of the new rent charge and any changes that have been made to your housing benefit.

If you receive housing benefit which is paid to you, you’ll need to tell your local council about your new rent and service charges. They’ll need to see a copy of the letter we send you with your breakdown of charges. Please make sure you tell them about your new rent details immediately. Your rent is due for 52 weeks unless your tenancy states otherwise, and you must tell them that there are no rent-free weeks so that you get the correct amount of housing benefit between April 2025 and April 2026.

If you pay your rent and service charges by Direct Debit, you don’t need to do anything. You’ll be told of the revised amount you’ll pay at least five working days before it’s due.

If you pay by standing order, you’ll need to contact your bank and update the amount you pay us.
For some, the statement will include service charges too. Service charges recover the costs incurred by Abri for providing services like cleaning or maintenance activities. Abri doesn’t make a profit from them.
We estimate service charges for the coming year by checking the previous year’s costs and consider changes like our contractors’ rates.
If you pay a variable service charge, where we carry forward any surplus or shortfall from one year’s charge to the next, we will need you to pay any difference to the estimate or refund it to you the following year. If you pay a fixed charge, where we don’t carry forward the surplus or shortfall from the previous year, there’s no extra charge or refund when we calculate the final cost.
